There is a version of Indian design history in which terracotta disappears around 1995, spends twenty-five years in exile, and returns in about 2020 as a colour on a mood board. That story is mostly about publishing, not about buildings. In most of the country the material never left.
What did change is who was making it and at what tolerance. A handmade 200mm tile from a small kiln has variance — in dimension, in colour, in flatness — that a machine-pressed tile does not. Detailed badly, that variance reads as a mistake. Detailed well, it is the entire point.
Design for the joint
The trick is to stop pretending the tile is regular. We lay handmade terracotta with an 8 to 10mm joint rather than a 3mm one, and we accept a joint that wanders slightly. The wide joint absorbs the dimensional variance; the eye reads a field rather than a grid, and the floor stops looking like a failed attempt at precision.

Sealing is where it goes wrong
Most terracotta failures we are called in to fix are sealer failures. A film-forming sealer sits on top of a porous body, traps moisture beneath it and then clouds. We use a penetrating oil or a breathable wax, accept that the floor will darken with use, and write that expectation into the handover document so nobody panics in year two.
Fired clay is one of the few materials that genuinely improves under traffic. Nothing about it needs protecting from ordinary life.
